Update: Legal issues

We have been referred to the Wayne County DA, who apparently has a very active real estate fraud division. It also looks like pamsproperty never actually owned the property, but that's not certain yet. It's shaping up to be the best of both possible worlds- apparently in cases like this, restitution is not uncommon. The down side is my poor husband has to go out there again; but we're looking at another, sounder property in the area, so if we time it right it can be one trip.

Update: Pam impersonates me; inadvertently admits guilt

After hearing nothing from Pam for several days, I got a brief message:

"There is a complete solution to your dilemma, however, we are in the middle of a holiday weekend that has already started. Sorry we missed you on Friday...the last business day. Therefore, we will be in touch with you on the next business day which is Tuesday. Until then take care and have a blessed weekend."


While I wasn't exactly hopeful, it did seem like the seller was considering her position, at least. I continued contact with the local DA (they are in contact with both police depts), providing documentation of the sale. I also discussed the issue with Ebay's fraud department (this may be an old scammer under a new name, according to them.)

unfortunately, when I came home Monday afternoon, my inbox was full of bizarre messages. While I was away, the seller sent me a half dozen rambling, weird messages. Fist, she promised to work with us. Then, she made a string of bizarre claims about the property:

"the pictures you sent to show the bad condition of the interior of the home WAS IN FACT rehab prep work that was done by a previous owner"

This is of course, nonsense. Rehabbers generally don't remove plaster by tearing pipes and wires through it; they also tend to avoid pulling down walls when doing so. They also don't bother "rehabbing" a property with rotting joists or crumbling foundation) Clearly at this point she thinks we're naive buyers who might buy a story.

Then this:

"hen you and your husband left a newly purchased boarded up uncompleted rehab property abandoned for 3-4 months in any city within the U.S. you are begging for vandals, scavengers, and salvage people to come and tear your property up."

Yes folks, this woman actually claimed that years worth of vandalism were my fault. For the record, when we paid, we were assured the property was boarded; according to the building's neighbors, it has been open and destroyed since about 2008 or earlier. Here she implies that she somehow had the property secure before purchase -after insisting several times she's never laid eyes on it.

I was willing to accept a possibility that the seller simply passed on a bad purchase and was being ornery, but at this point it is clear she is a criminal. She's either seen the property or she hasn't- and neither option make her claims believable at this point.

After this, it just gets more STRANGE. Pamsproperty writes several more messages, quoting from a "blog" with my name on it. This blog is full of racist filth and conveniently glowing references to the property in question. I won't quote from it, as it is disgusting and filled with personal details gleaned from the internet- a clear slander piece that I will be bringing to the DA's attention when we meet. Suffice to say, she is spinning some story wherein the property is lovely and my objections are all due to a sudden discovery that there are black people in the neighborhood. (For the record, I am the LAST person anyone who knows me would paint as a racist)

It's stupid, and it's ugly, but fortunately, this nonsense will make pursuing criminal charges so much easier.

Thinking of buying property from Ebay seller Pamsproperty?

Pam sells bargain real estate on Ebay, under the username Pamsproperty, as well as the website pamsproperty.com.  She operates out of what appears to be a mail drop in North Carolina, using the business name U.S. Prudential Asset Management Corporation at 5806 Prosperity Church Rd Charlotte, NC 28269.

She's in a real hurry when you buy to have your money by wire transfer, and after that, she really wants you to leave feedback before you see your property.

This property was advertised as a multi-family rental unit with recent occupancy.  Seller pamsproperty assures that minor repairs were needed but that work had been done. 

As you can see, the property is a huge liability and cannot be occupied, ever.   it is not an apartment building, or even a residence- there is no kitchen, for starters.  

There are no windows in many rooms, no floors in others.  The ceiling is caving in, the foundation is visibly crumbling, and many interior walls- some load-bearing- have been removed.  All of the plumbing and wiring has been forcibly removed.  The interior is littered with filth, garbage, mold, and sewage.  Parts of the house have been torn off and burned in the fireplace.  The foundation is visibly crumbling.
